  • What difference do you make between an energy audit and the Energy Performance Certificate?

     

    An energy performance certificate will be mandatory for any sale or rental of a building over 500 m2 from April 2008. This certificate will be produced using an approved software (like SBEM) and will give an “asset rating” to the building, as well as some generic recommendations to improve the energy efficiency of the building.

    We have been asked for an air quality assessment by the local planning authority in support of a planning application / proposed development. What is involved?

     

    Depending upon the scale and nature of the development and its location the air quality assessment may necessarily need to address the impacts of changes in emission sources on local air quality. Assessment methods rely on the prediction of air quality using mathematical models and emission rates; comparison of the accuracy of predictions against monitored data; and an assessment of the significance of any changes predicted in pollutant concentrations.

    Where a proposed development is considered “low polluting” an assessment may be required where the site is located in an area of known poor air quality. Any proposed development that introduces members of the public into such an area may need to address any concerns that the planning authority has in this respect and the relative risk to residents. Inevitably, such an approach may reflect the design and ventilation strategy for a building relative to the emission source and magnitude of the problem.

    What can Bureau Veritas do to help clients comply with the New Regulatory Reform (Fire Safety) Order 2005?

    Do I have to have an asbestos survey carried out?

     

    The specific duty (Regulation 4 of CAR 2006) is to “manage” ACM, so the absolute requirement is to have an Asbestos Management Plan. The cornerstone of this, however, is an asbestos register (or survey report) which lists the areas where asbestos is present, assesses the risk and makes management recommendations.

    My site is already protected by a flood defence, why do I need a Flood Risk Assessment?

     

    Many areas of the country are protected from flooding from the sea or rivers by existing defences.  In many cases these defences may not provide what is considered an adequate standard of flood protection and therefore could be overtopped or breached during extreme events.  It is also the case that the effects of climate change will reduce the standard of protection these defences currently provide over the lifetime of the development.   Even where defences do provide an adequate level of protection, the impact of a failure during a major flood could be catastrophic as it would occur with little warning and flooding could develop very quickly.   Bureau Veritas is able to assess the impact of a breach or the overtopping of a defence using a sophisticated 2D hydraulic model.  The model can provide information on the depth, velocity and duration of flooding and the flood hazard in these circumstances that is required to inform a FRA.
